RN Amod Residency visit: are amenities just for show?

Visited RN Amod Residency last weekend, and honestly, the amenities list sounds great on paper. I'm currently in a 2BHK in Sector 10 and thinking of upgrading to a 3BHK or villa. My main confusion is about these fancy clubhouses and sports facilities. Investor perspective se, kya yeh amenities actually resale value ya rental yield badhate hain? Ya phir, yeh sab bas initially premium charge karne ke liye hota hai? Maintenance charges bhi in sab ke liye badh jaate hain, right? Kya kisi ko experience hai ki tenant attraction pe kitna farak padta hai from these extra facilities? Sometimes lagta hai ki bas show-off hai, real use limited. Should I pay extra just for a lavish clubhouse?
