Noida Extension – RN Royal Apartment keeps coming up, but I'm not entirely sold for my own family. I work in real estate; I know super area vs carpet area games. Brochures screamed premium, but actual project delivery? Are amenities functional, or just for show? I'm talking genuine daily livability. Is it just 'good on paper'? What's the real society vibe like, off the record? Everyone glorifies its location, but nobody talks about the actual quality post-possession. Disagree? Tell me why.

Dekho, location wise toh RN Royal ka koi jawab nahi Noida Extension mein, especially connectivity to Alpha II Greater Noida. That's a huge plus. But I'm genuinely confused – project status 'COMPLETED' dikha raha hai har jagah, par possession date 2025-07-01 hai? Ye kya game hai? Builders aise karte hain kya completion status pe, ya kuch aur baat hai?
Location theek hai, but bhai ne super area vs carpet area ki baat sahi boli. Wahi pe darr lagta hai. Kya pata kitna chhota nikle flat.
2025-07-01 possession date? Matlab abhi bhi itna wait karna padega for a 'completed' project? Aur price toh abhi se itna high hai, future mein aur badhega kya?
U4, mere saath bhi same hua tha ek aur project mein. Builder 'completed' bolta hai but OC/CC pending hota hai ya finishing touch baaki. Isliye possession date aage ki dete hain. Legal loophole I guess, but it's frustrating for first-time buyers.
Sahi pakda bhai. RN Royal ke brochures dekh ke toh lagta hai sab gold plated hai, but on ground reality different lagti hai. Main bhi first-time buyer hoon, aur budget mein rehna hai. Premium bol ke average cheez nahi chahiye, especially for that ₹42 L – ₹63 L price range.
Haan yaar, main site visit kiya tha. Construction quality utni solid nahi lagi jo price range justify kare. Thoda superficial feel hua. And the super area vs carpet area game is real here, felt like less space for the money.
Exactly! Amenities ka kya haal hai? Sirf photo mein achhi lagti hain ya actually functional bhi hain?
