RN Royal Apartment — I'm looking at this project for investment in Greater Noida. Completed hai, so possession ka issue toh nahi hai. But honestly, long-term potential ka samajh nahi aa raha. Capital appreciation kitni expect kar sakte hain yahan se? Resale market mein liquidity kaisi hai? Kahin ghost society toh nahi ban jayegi, matlab investor ratio kitna hai? Meri budget 50L ke around hai for a 2BHK. Any insights on exit strategy in 5-7 years?

Currently, Greater Noida ka market thoda slow hai for capital appreciation, especially for investment-only properties. Rental yields are also not that great unless you are in a very prime location like Alpha I or II commercial belt. With a 50L budget for 2BHK, you need to be very smart. Agar 2025 mein possession hai, toh market conditions tab tak kya honge, nobody knows.

Meri ek friend ne bhi aise hi ek 'almost completed' project mein paisa daala tha near Alpha II, aur ab 3 saal ho gaye hain, possession ka naam nahi. Builder bas date pe date de raha hai. Be very, very careful with projects that claim to be completed but aren't. Your exit strategy will suffer big time if the project isn't delivered on time. Yeh 5-7 saal mein exit ka plan toh tabhi work karega jab project time pe complete ho. Builder ka past record check karo, especially for delivery.
