Been tracking Gurugram property for a while, and ROF Amaltas in Sector 102 caught my eye. It's completed and in the affordable segment. My main concern is the ROI. Has anyone here invested or rented out units there? What's the actual rental yield like, not brochure figures? Also, since it's an affordable housing project, investor ratio ka kya scene hai? Worried about it becoming a 'ghost society'. Is the capital appreciation potential strong enough for a 5-7 year horizon, ya prices plateau ho gaye hain?

Okay, I have some ground info. My friend bought a 2BHK in Amaltas last year for around 45L. He got possession in Feb 2024 as per RERA GGM/338/70/2019/32. He's trying to rent it out now. Asking rent is 10-12k for a semi-furnished 2BHK. If he gets 11k, that's barely 2.9% yield. Brochure figures were much higher. Capital appreciation bhi abhi tak dikha nahi, maybe next 2-3 years. It's a tough market for rentals in Gurugram right now, especially affordable segments.

Haan bhai, ROF Amaltas ka naam maine bhi suna hai. Affordable segment mein theek lagta hai, par rental yield ka doubt mujhe bhi hai. Gurugram mein itne saare projects hain, competition bahut hai. Kahi bas naam ka affordable na ho, aur rent na mile.
Connectivity theek hai, Dwarka Expressway ke paas hai. But ghost society wali baat sahi hai. 700 units hain, agar sab investor units hue toh problem ho sakti hai. I heard similar issues near Badshahpur.
Totally agree! Brochure mein toh sab acha dikhate hain. But Sector 102 mein connectivity kaisi hai for tenants? That's key for rental.
