Totally disagree! Sohna is the next big thing, especially with the Delhi-Mumbai Expressway coming up. ROF Ananda toh completed project hai, so immediate possession ka advantage hai. Resale toh definitely uthegi 2-3 saal mein. My friend booked near Badshahpur and his property value has already seen a jump.
U3, aapke friend ne Badshahpur mein kaunse project mein liya tha? Aur kitna jump dekha hai unhone? I'm looking at options near Baliawas, so trying to understand the actual growth.

Bhai, Sohna mein capital appreciation expect karna thoda mushkil hai abhi. Connectivity improve ho rahi hai, but it's still far for most. 48 lakh for 2BHK is decent, but resale ke liye wait karna padega. Kya aapne rental yield check kiya hai wahan ka?
Rental yield abhi kam hoga, but long-term dekho. Sohna is part of the GDCR (Gurugram Development Plan) and has multiple educational institutions coming up. Plus, the Southern Peripheral Road (SPR) extension and Airport Road connectivity will make a huge difference. I think capital appreciation will definitely pick up in 3-5 years. Basai side mein bhi projects abhi slow hain but potential hai.
U2, rental yield toh bahut low hai Sohna mein abhi. Mere ek colleague ne 1BHK liya hai wahan, usko mushkil se ₹7-8k mil rahe hain. Maintenance bhi add kar do toh net zero. Capital appreciation hi hope hai.
