Been following ROF Insignia Park 2 for months now, fed up of renting yaar. Thinking purely investment. Iski capital appreciation kitni realistic hai, given the initial price point? Also, not sure about its resale market liquidity after 5 years with potentially high investor ratio. Kya lagta hai, will it be a ghost society or actual families will move in? Opinions please.

Sahi baat hai. Kitna price quote kar rahe hain per sqft yahan? Aur possession ka kya scene hai, koi official date hai ya bas 'soon'?
U8 is absolutely right. ROF ki delivery dates are always a big question mark. Don't just go by what they say on paper, check their RERA status for other projects. That's a real eye-opener for their delays.
7500 for that area? Way too high yaar. Mera budget toh out ho jayega isme.
Aapke questions valid hain. Price around 7500-8000 per sqft suna hai, depending on floor. Possession date toh abhi 'Q4 2026' bol rahe hain, but ROF ka track record dekhte hue, I wouldn't hold my breath. My cousin booked in one of their projects near Basai, still waiting after 6 years.
Yaar, I've heard mixed reviews about ROF in general. Insignia Park 2 ka naam sunkar lagta hai ki marketing bahut ho rahi hai, but ground reality kya hai? 169 units hain, agar saare investors ne le liye toh ghost town ban jaayega pakka. Resale toh bhool hi jaao.
But har naya project shuru mein investors se hi fill hota hai. Agar location prime hai aur builder delivery theek karta hai, toh families move in later. ROF ka main problem delivery ka track record hai, not always the location itself.
Totally agree with you. Investor ratio ka dar toh hai hi, especially with smaller projects like this one. Liquidity will be a huge concern.
