₹78 lakh for a 2BHK at ROF Insignia Park 2 looked okay initially, but then I found out about the *actual* total cost. Kids have moved out, so my wife and I are downsizing. Don't need such a big place anymore, just something manageable with good hospital access nearby. But yaar, builders often quote 'all-inclusive' but then you find so many hidden charges. PLC, OC, IFMS... it adds up! Is it just me, or do you guys always ask for a full cost breakdown *in writing* before even considering? What other hidden costs should we look out for when buying a new flat for low-maintenance living near a good hospital?

Haan, price toh theek lag raha tha but phir extra charges jod ke toh pura game hi badal jaata hai. Sector 95 mein bhi ab kaafi projects aa rahe hain, competition hai but charges ka darr toh rehta hi hai. Plus, hospital access from there might be a bit of a stretch depending on which one you're targeting.
U2, ROF Insignia Park 2 is near Sector 95, Gurugram. It's a bit further out, which is why the price seems 'good'. But then you factor in travel time and future development, it might not be ideal for everyone, especially if you need quick hospital access.
Totally feel you on this! Builders ka toh yehi game hai, pehle lure karte hain kam price se, phir bill mein itne saare charges add kar dete hain. Hum bhi first-time buyer hain aur jab calculation ki toh budget pura hil gaya. *In writing* lena toh absolutely non-negotiable hai.
