Okay I'll be honest, I'm genuinely fed up of renting, especially after my landlord raised rent again. Finally taking the plunge, ROF Pravasa looks interesting on paper. But is it genuinely good to live in daily, ya sirf brochure mein accha lagta hai? I'm worried about the amenities – swimming pool, gym, parking… are they actually usable and well-maintained? Aur neighbourhood kaisa hai, schools aur markets paas mein hain kya? EMI vs rent ka math toh theek hai, but actual daily life experience kaisa hoga idhar?

Dekho, ROF Pravasa ka price point thoda high end hai for a first-time buyer, especially with the 'upcoming' status. Gurugram mein abhi market thoda volatile hai, interest rates bhi upar neeche ho rahe hain. Agar aapka budget tight hai, toh maybe look at ready-to-move
My main concern is also the amenities and schools/markets, jaise U1 ne mention kiya. Is the area around ROF Pravasa really livable? I heard some parts near Baharampur Naya are still quite rural. How far are good schools and supermarkets from there? Daily commute ka kya scene hai?
I actually visited the site last month. Location wise, it's near enough to the Airport Road side, which is a plus. But the area is still developing.

Sahi baat hai yaar. Aur 'upcoming' ka matlab hai possession date 2028 end, which is still so far! Mera toh budget bhi itna nahi hai, but even if it was, it's a long wait. Plus, who knows what the market will be like then.
