Rohini 3BHK hunt: My real questions on Angels & Lamba
Since last Diwali, I've been checking flats, especially in Rohini, for a bigger 3BHK for my growing family. We saw Angels Luxurious Residency and Lamba Floors Rohini Sector 25. My main concern is construction quality – Angels ke projects mein finishing issues sunne ko mile hain, kya ye sach hai? Also, New Lamba ka after-sales customer support kaisa hai? Ek baar booking ho gayi toh phone uthate bhi hain ya nahi? Kids ke school admission ke liye amenities aur locality bhi important hai. Any real experiences comparing their delivered amenities vs promised ones? Hope this helps someone.

Rohini mein prices have been stable, maybe a slight upward trend in premium societies, but nothing drastic. For a 3BHK, you're looking at 1.2-1.5 Cr depending on size and builder reputation. But with the current interest rates, EMI becomes a big factor. Don't rush into anything just because of FOMO. Always check RERA status and try to talk to existing residents in their delivered projects. It's the best way to get real feedback on both construction and amenities.

OP, your concern about Lamba's after-sales is valid. My brother bought a flat from them in Sector 24 a few years ago. Initially, sab smooth tha, papers, booking, construction bhi time pe ho gaya. But post-possession, jab bathroom fitting mein problem aayi, it took them months to send someone. Phone uthate hi nahi the, aur agar utha bhi liya toh 'haan bhejte hain, bhejte hain' bolke taal dete the. It was a huge headache, he almost gave up. So, be very cautious about their post-sales service. Kids ke school ke liye locality acchi hai no doubt, but builder support is key for peace of mind.
I can second U2's experience with Lamba. Not exactly after-sales, but their possession date commitment was also very shaky. They kept extending it by 3-4 months every time, citing 'approvals' issues. We were living in a rented place in Anand Vihar and the extensions really messed up our budget and planning. Finally got possession 8 months late! For amenities, they promised a small gym and a kids' play area, but the gym is just 3 machines and the play area is barely a swing and a slide squeezed into a corner. Delivered vs promised is a big mismatch. Rohini offers good schools, but these builder issues are frustrating.
Haan bhai, after-sales service is a huge pain point with most builders. Lamba sounds like another one to be wary of, especially if you're a first-time buyer and need that hand-holding.

Bhai, you've hit the nail on the head with Angels. My cousin almost booked with them in Alaknanda a couple of years back and backed out because of the finishing issues. They showed really fancy samples but the ground reality was quite different. I'm also looking for a 3BHK in Rohini and Angels was on my list, but now I'm having second thoughts. Absolutely, same experience! We visited their site near Sector 13 and the plaster work looked shoddy, wiring wasn't properly concealed, aur bathrooms mein fittings bhi low quality lag rahi thi. They promise branded stuff but deliver local. My friend had a nightmare getting a leak fixed after possession. This is a common complaint with Angels Real Estate, they really cut corners. For a 3BHK, you expect better, especially in Rohini where prices are already high. Better to be safe than sorry.
