Dekho, har builder mein kuch na kuch issues hote hain, but New Lamba Real Estate ka reputation thoda zyada hi mixed hai. Rohini mein agar aap small flats le rahe ho, toh make sure to check the exact RERA registration of THAT specific project, not just the builder. Site visits pe jaakar ek civil engineer ko saath le jaao for a quick check. Aur contract mein delay clauses aur penalty ko clearly mention karwao. Sirf community opinions pe depend mat karo, apni research bhi strong rakho.
RERA website pe inka status kya hai? Aur Rohini mein Lamba Floors ya Angels Luxurious Residency ke current prices per sqft kya chal rahe hain? Delhi ke market conditions abhi volatile hain, kahin overprice toh nahi kar rahe?
Exactly! Delhi mein prices waise hi high hain, especially in areas like Anand Vihar, Alaknanda. But for Rohini, with these quality issues, paying 6500-7000/sqft seems like a bad deal. Better to wait for some more reputable builders or explore other areas like Anand Niketan for resale options, even if they are older properties, at least you know what you are getting.
RERA pe inke ek-do projects ka status 'under dispute' ya 'delayed' dikha raha hai. Mere broker ne bataya tha ki Rohini mein 6500-7000/sqft tak demand kar rahe hain. But considering the quality concerns, I think it's too high.
Meri personal experience hai New Lamba Real Estate ke saath. Ek project mein Alaknanda mein book kiya tha 3 saal pehle, possession date 1.5 saal se extend ho rahi hai. RERA complaint file ki hai, but response time is pathetic. They keep giving excuses about material shortage and labour issues. Ab toh lagta hai bas paise phans gaye. Finishing ke naam pe sirf lipa-poti karte hain, walls mein cracks dikh rahe the site visit pe.
Same pinch! Mera cousin bhi Alaknanda mein ek project mein phansa hua hai, builder ne bas paperwork karwa ke chhod diya hai. Finishing toh door ki baat hai, construction bhi half-hearted hai. This builder ka track record bahut poor hai.

Totally agree with U1! Mere ek friend ne Alaknanda mein Lamba ka project dekha tha, same issues. Finishing quality toh third-class thi, especially for the smaller units.
