Roots The Orchard: Amenities vs. Reality dilemma
Been looking for 8 months now and it's getting exhausting trying to figure out what's real. I'm seriously considering Roots The Orchard in Sector 63, but I'm super nervous about the amenities. The brochure showed all these amazing facilities, but I've heard stories about promised amenities vs. what's actually delivered at possession. Like, is the clubhouse actually used or just a showpiece? And what about the maintenance charges there? My budget is tight, so I need to know if the service quality justifies the cost. Honestly, I had no idea how much these day-to-day realities matter. Ab samajh nahi aa raha if it's worth it. Anyone living there, or who visited, can share their experience on amenity usability and maintenance? What do you guys think?

It covers basic things like security, common area cleaning, lift maintenance, but any specific amenity usage like gym or pool might have extra charges or specific timings. The residents association is still struggling to get some services up to mark. So, for a 900 sqft flat, you're looking at roughly ₹3150 minimum, not including electricity or water for individual units.

U5, totally agree. Aur ₹47-48 lakh mein, if amenities are just for show, then what's the point? This budget can get you something decent even on Airport Road side with better builder reputation.
