Royal Aspire — been tracking this project for a while now. I'm based in Dubai, can't do a site inspection myself, which is a huge pain. Builder ne initially jo possession timeline bola tha, ab lag raha hai ki kaafi delay hoga. Is it worth investing here for rental yield? Kya actual rental income milta hai udhar? Need ground reality check. Builder ka previous project delivery track record kaisa hai? Bohot tension ho rahi hai, yaar. What about legal issues with power of attorney?

ROI aur rental yield pe wapas aate hain. Royal Aspire ka price range ₹40 L – ₹59 L hai. Is range mein kya actual rental income milta hai Alpha I ya nearby areas mein? Meri calculations ke hisaab se toh rental yield bahut low aayega, unless rent bahut high ho. Koi actual tenants se confirm kar sakta hai?

Dekho, Alpha I ya Alpha II mein, ek 2BHK ka rent normally ₹10k-₹15k ke beech hi rehta hai, agar semi-furnished ho toh thoda aur upar. But ₹40-59L ke investment pe, that's barely 2.5-3% rental yield. Jo ki kaafi kam hai, especially considering the property appreciation is also slowing down in many parts of Noida. Purely rental yield ke liye toh it's not a great deal.
Delay toh aajkal har builder ka naya trend hai. Mera ek relative ne Greater Noida West mein ek project mein invest kiya tha, 3 saal late ho gaya. Builder ne PoA pe bhi bohot loopholes chhode the. Agar aap Dubai mein ho, toh PoA ke terms and conditions bahut carefully check karwana. Warna baad mein bohot issues aate hain, especially agar aapko property sell karni ho ya koi legal matter ho. Trust me, it's a nightmare.

Exactly! Meri ek friend ne Alpha I mein ek small project mein book kiya tha jisme RERA nahi tha. Builder ne itna delay kiya, aur quality bhi compromise ki. Ab woh case chal raha hai. Be very careful with 'Not Applicable' projects.

Royal Aspire mein toh 24 units hain, so maybe phase-wise registration ka scene ho. But still, it's a huge red flag for first-time buyers. Transparency ki kami lagti hai. Always verify directly with the builder why it's not RERA registered.

Rental yield ka toh bhool jao. Jahan tak mujhe pata hai, Ajayabpur area mein rental income utni high nahi hai jitna log expect karte hain. Price point ke hisaab se ROI bahut kam hai. Better to look at other options.
