Is Royal Kingdom Homes genuinely livable for an empty-nester couple? We're downsizing. What are the actual maintenance charges, and how close are hospitals/markets? Need a manageable, low-stress home.

It's a tough call, isn't it? On one hand, the location seems promising for future appreciation, and for downsizing, the smaller units might be perfect. But the 'ongoing' status and maintenance concerns raised by everyone are valid. I'm planning to visit the site next week. What's the general vibe in the Delhi real estate market right now for such projects? Should I even consider an under-construction property or stick to ready-to-move options for my parents?
U5, do let us know what you find out after your site visit! Especially about the actual progress and the feel of the place. We're all curious!
U5, the Delhi market is a bit mixed right now. Ready-to-move inventory is expensive but less risky. Under-construction projects are cheaper but come with delays and quality issues sometimes. For empty-nesters, I'd lean towards ready-to-move, even if it means a slightly older property. Peace of mind is priceless, especially when you're downsizing for comfort.
Honestly, I'd be very cautious with any 'ongoing' project right now, especially with the current market. Builders are struggling with approvals and material costs. My neighbour booked a flat in Alaknanda with another builder, and they've been waiting for 3 years past the promised date. The mental stress alone isn't worth it for empty-nesters looking for a peaceful life.
I'm also considering Royal Kingdom Homes for my parents. They're downsizing and need something low-stress. My main concern is the 'ONGOING' status. Builder ne commitment toh 2025-09-01 ki di hai, but builders ka toh pata hi hai. Plus, for a project with such a huge price range, from 75L to 7.3Cr, actual maintenance charges kitne hain, aur hospitals kitne paas hain? We need a good super-specialty hospital within 10-15 mins drive, not just a clinic. Koi exact data de sakta hai kya?
Totally agree with U3 on the 'ONGOING' status. My brother booked in Anand Vihar and faced a 2-year delay. The 2025-09-01 possession date sounds good on paper, but always add a buffer. And that price range is insane, makes you wonder what you're actually getting for the lower end vs. the higher end.
Hospitals ke liye, Venkateshwar Hospital is about 20 mins away, and there are a couple of smaller multispecialty clinics closer. Not exactly 'super-specialty' within 10 mins, but decent options.
U3, I asked a friend who lives nearby in a similar society. Maintenance for Royal Kingdom Homes is projected to be around ₹4-5 per sqft initially, but expect it to creep up to ₹7-8 within a year or two. Builder usually gives a lower estimate at the start. So, for a 1000 sqft apartment, you're looking at ₹4000-5000, but realistically ₹7000-8000 later. Budget accordingly!
Actually, I heard the location near Dwarka is quite good for connectivity. My cousin was looking there and said the area has developed a lot. Might be good for a quiet life with good access!
Royal Kingdom Homes? Yaar, I saw their ad, but for empty-nesters, it feels a bit too grand, no? The price range also seems super wide, ₹75 L se ₹7.3 Cr tak. I'm worried about hidden costs and if it's truly peaceful. Ongoing project bhi hai, toh possession ka bhi tension rehta hai.
