Not proud of this but I almost got duped by a pre-launch scheme for Royal Kingdom Homes before I properly dug in. I work in real estate, you'd think I'd be immune to the marketing spin, but buying for myself is different. The brochure looks amazing, but I'm really worried about the actual carpet area efficiency. They play so many super area vs carpet area games, it's frustrating. Is Royal Kingdom Homes genuinely good to live in daily, or just good on paper? What about the 'clubhouse' and other amenities? Are they actually useful or just for show? Honestly, not sure if the promised lifestyle matches the ground reality. Anyone bought here, faced similar issues with the apartment layout or amenity quality? What did you find after moving in?

But then when I went to the actual site, it was just a concrete shell. The sales person kept pushing for a pre-booking discount, saying prices would go up soon. It felt very high-pressure and made me nervous. I'm worried that the 'lifestyle' they're selling is just a mirage, especially with possession still so far off in 2025.

U5 is right about the pricing. I was looking at a property near Anand Vihar and even there, builders are quoting insane prices for smaller spaces. The current market conditions are tough for first-time buyers. Royal Kingdom Homes' brochure looked amazing, but when I asked for a detailed layout plan with exact dimensions for each room, they were very hesitant. That's a huge red flag for me, especially for amenities like the 'clubhouse' which often turn out to be just a small room.
U4, price range toh inki ₹75 L – ₹7.3 Cr tak jaati hai. Bhai, 2BHK ke liye bhi ₹75 L minimum bol rahe hain, jo ki is area ke liye kaafi high hai considering the carpet area issues. Plus, hidden charges bhi bahut hote hain.
Totally relate yaar! Yeh builders ka toh standard game hai. Brochure mein sab kuch grand dikhate hain, par jab carpet area aur super area ka calculation dekho toh asliyat saamne aati hai. Royal Kingdom Homes ke sales guys ne bhi mujhe bahut push kiya tha. Kya lagta hai, yeh builder sirf numbers pe khel raha hai ya actually kuch value de raha hai?
U1, sahi kaha! Mera ek friend Anand Niketan mein ek similar 'luxury' project mein phasa tha. Unhone bhi carpet area ka game khela aur amenities bhi bas naam ki thi. Royal Kingdom Homes ka bhi maine site visit kiya tha, they promise a lot but the actual space inside the 2BHK felt so cramped. And possession date 2025-09-01 hai, pata nahi tab tak kya naya drama hoga.
Bhai, value for money toh mujhe bilkul nahi lag raha. Especially jab Alaknanda mein bhi aise hi projects mil rahe hain with better space utilization. Inka carpet area efficiency seriously doubtable hai.
