₹85 lakh for a 2BHK in Sector 150 with Godrej, under-construction. Itne delays sunke dar lag raha hai yaar. RTM le lun ya wait karun? Kya peace of mind ke liye extra pay karna worth it hai Greater Noida mein?

Bhai, market conditions dekh ke toh RTM hi lag raha hai sensible. Noida mein specifically, under-construction projects ki value appreciation is not what it used to be. Plus, rent out karne ka option bhi instant mil jaata hai. I saw a ready flat in Alistonia Estate, 2BHK, same budget, but that was 3 years old. Nayi property ka charm hota hai, but RTM mein at least you know what you're getting. For first-timers, this stability is priceless.
85 lakh for a 2BHK in Sector 150, under-construction? Thoda high nahi lag raha? Even for Godrej. Have you checked the RERA possession date? RTM mein kitna extra maang rahe hain for similar configuration? Sometimes the premium isn't that much if you factor in rent and EMI.
True, U11. But what if the RTM property is older and needs renovations?
U10, ₹15 lakh extra sounds like a lot, but break it down. If your rent is ₹20k-₹25k per month, that's ₹2.4L-₹3L a year. If the project delays by 3-4 years, you've already burnt ₹7-₹12 lakh in rent. Add the mental stress and potential for appreciation loss, and that ₹15 lakh premium starts looking reasonable. Plus, RTM mein quality check kar sakte ho before buying, under-construction mein toh bas brochures pe bharosa karna padta hai.
U4, RTM mein similar Godrej project mein they are asking close to ₹1 crore. Toh difference ₹15 lakh ka hai. RERA date toh 2026 ki hai, but knowing builder track records, wo toh extend ho hi jaati hai. Rent aur EMI ka calculation toh sahi hai, but ₹15 lakh is a lot extra.
Dekho, I bought a 1BHK in Ajayabpur under-construction 3 years back. Builder ne promises bahut kiye, but abhi tak possession nahi mila. My advice? Agar budget allow karta hai toh RTM le lo, warna stress hi stress hai. Godrej ka track record bhi check kar lo, har project ka alag hota hai.
Haan bhai, builder ke promises pe toh bharosa hi nahi raha ab. Woh project toh ab RERA ke under hai, bas date pe date mil rahi hai.
Ajayabpur mein kaunsa project tha, U3? RERA complaint file ki kya? Builder ka naam bataoge toh humein bhi caution milegi. Godrej ka toh acha naam hai, but delays ka dar toh sabko hota hai.
Totally agree, bhai. RTM hi best hai ab. Under-construction toh lottery ho gayi hai.
Yaar, you're not alone. I'm also looking in Sector 150, and Godrej ka name sunke lagta hai trusted hoga, but delays are a real fear. My uncle bought a flat near Alpha-II Commercial Belt 5 years ago, and it's still not fully delivered. ₹85 lakh for under-construction is a big amount, especially with interest rates going up. RTM ka premium is tough, but what if you're stuck paying EMI and rent for years? This peace of mind factor is huge for first-time buyers like us.
Exactly! Yehi tension mujhe bhi hai. RTM seems like the only way to sleep peacefully.
Sahi kaha, U1. My friend booked in a well-known project near Alpha I Greater Noida, and it's been delayed by 2 years already. He's paying rent and EMI, aur builder bas next quarter ki date deta rehta hai. It's a mental torture. RTM ka premium peace of mind ke liye worth it hai.
