Sattva Lake Ridge — my friend just moved into his flat there and he's completely fed up. Builder ne RWA control hand over kiya hi nahi hai, matlab it's been almost a year! Post-possession maintenance charges bhi bahut high hain, aur koi transparency nahi hai. My wife is worried about kids' safety and how society decisions will be made. Is this normal for Salarpuria Sattva projects? Should we be worried about this before buying? What did you guys do to get RWA control?

My friend in Sattva Lake Ridge said their maintenance is like 4-5 Rs per sqft. Is that normal for a new society? Seems very high, especially without any RWA transparency on how that money is being spent.
U10, 4-5 Rs per sqft is definitely on the higher side, especially if there's no RWA to monitor expenses. For a new project, 2.5-3.5 Rs is usually the range in most decent societies in Hyderabad, unless it's ultra-luxury with a ton of amenities and very low density.
I'm looking at a flat in Alwal, and the builder is also known for delaying RWA. This RWA handover issue seems to be a common problem across Hyderabad. Any tips on how to check for this *before* buying? Like, what to look for in the agreement?
Yes, and also talk to residents of their *other* completed projects. That's the real ground reality check. Builders will promise anything during sales presentations, but only residents know the truth.
U7, you need to check the RERA agreement very carefully. There should be a specific clause specifying the timeline for RWA formation and handover after occupancy certificate (OC) is issued. If it's vague, push for clarity or get it added as an addendum.
Sattva Lake Ridge ka toh sunke darr lag raha hai. My agent was pushing for their new project in Ameerpet. Is Salarpuria Sattva generally like this or is it just this particular project that's having issues?
Exactly! My friend in Banjara Hills had a similar problem with another builder. Market mein abhi competition kam hai, toh builders ko lagta hai they can get away with anything. Buyer beware, do your homework on the builder's past track record.
U4, Ameerpet project is still under construction, so no RWA issues there yet. But yes, Salarpuria Sattva, being established in 1986, has a long history. Sometimes older builders become complacent. They've had mixed reviews on RWA handovers in the past, it's not an isolated incident. Always check their previous projects.
Yaar, this is exactly what I'm scared of. My cousin also had a similar issue with another big builder in Gachibowli. They drag their feet for ages on RWA handover. Transparency toh bilkul nahi hoti. It's like they want to control everything forever.
U2, legal recourse is RERA, but it's a long process. We faced this in our project near Attapur. The builder kept saying 'soon' for 2 years after OC. Eventually, we had to form an ad-hoc committee and fight for it, even involving local corporators. It was a nightmare just to get them to the table. RERA can fine them, but getting the handover is still a battle.
Totally! High maintenance charges without RWA control is a scam. What's the legal recourse here? Can RERA really help for something like this?
