RWA control by builders is a long-term scam?

My lease ends in three months, aur I'm finally taking the plunge, fed up of landlord hikes. Looking at 2BHKs around Whitefield/Sarjapur. SSVR Acacia aur Advaitha Aksha pe research kar raha hoon. Builder RWA ko kitni jaldi handover karte hain? Ya khud hi control karte rehte hain for years? Aur post-possession maintenance charges kitne hote hain, bilkul reasonable ya phir loot? Especially for SSVR Acacia, people living there, what's the word-of-mouth? Any red flags ya good points about either?
