Kids have finally settled abroad, so we're looking to downsize to a compact flat in Medanta/Sector 38. Hospital proximity is key for us. I've been looking at properties by M3M and Godrej there, and one thing I've really started digging into is how RWA effectiveness and actual maintenance charges affect future resale. Builders often quote low, but the real costs and RWA quality can make or break a sale later. Any tips on checking this beyond the brochure? What's the ground reality for maintenance in societies around Medanta? Don't want to get stuck with something hard to sell later. Hope this helps someone else thinking long-term.
