Finally visited S And S Windsor Tower yesterday. Fed up of renting, landlord ne rent badha diya phir se, so thinking of taking the plunge. The 2BHK is around ₹1.4 Cr, which is a huge step. On paper, amenities look great, but are they actually useful? Like, gym aur pool ka real maintenance aur accessibility kaisa hai? Aur neighborhood mein schools, daily needs ke liye convenience kitni hai? Is it genuinely a good family home ya just good on paper? EMI vs rent ka hisaab lagana mushkil ho raha hai.

This discussion is really eye-opening. It seems like the amenities concern is valid, and more importantly, the possession delay is a huge issue for S And S Windsor Tower. The price of ₹1.4 Cr for a 2BHK, combined with potential delays and questionable amenity maintenance, makes it a very risky proposition for a first-time buyer like me. I was also looking at options in Sinhagad Road, and they seem to offer better value and more reliable possession. What did you finally decide, OP (original poster)? Did you look at other projects or negotiate hard?
Okay, so here's some concrete info for S And S Windsor Tower: it's an ONGOING project, with a promised possession date of 2022-12-01. Total units are 58. Given the current market and construction delays post-pandemic, I'd be wary of that possession date. Builders often extend it. The price range is indeed ₹1.4 Cr – ₹2.0 Cr. Pune market mein abhi bhi thoda slowdown hai, toh negotiation ka scope ho sakta hai.
That's a major red flag about the delay. Always factor in at least a year or two of buffer for ongoing projects. Don't trust the initial possession date blindly.
Haan bhai, U8 bilkul sahi keh rahe ho. It IS delayed! I know someone who booked a 3BHK there, and the possession has been pushed twice already. The original date was indeed 2022-12-01, but they are now saying mid-2025. This is the exact reason I'm so hesitant with ongoing projects. Builder ne dates extend kar di, ab EMI aur rent dono dena pad raha hai unko. It's a nightmare for first-time buyers.
2022-12-01 possession? That's almost two years ago! Does that mean it's already delayed or were they just very optimistic? S And S ka record toh waise bhi average hi hai in terms of delivery.
I can share my experience from a different S And S project near Amanora Park Town. The amenities there were also hyped, especially the gym and kids' play area. Initially, they were great, but after a year, maintenance went downhill. The pool was often closed for 'cleaning' or 'repairs', and the gym equipment wasn't replaced even when broken. So, your concern about actual usability is very valid. Always talk to current residents if possible, they give the real picture, not the sales team.
Totally agree with the budget concern! ₹1.4 Cr is a massive investment. Is this builder S And S known for timely delivery? Aur iska RERA number kya hai, I want to check details.
Exactly! Budget is tight. For 1.4 Cr, I was looking at bigger options in areas like Ambegaon Budruk. Windsor Tower seems pricey for a 2BHK.
Yes, it's a huge amount. The RERA number for S And S Windsor Tower is P52100020138. You can cross-check everything there. For this price, I'd expect top-notch, well-maintained amenities, not just on paper. My biggest worry is the budget stretching too thin with hidden costs.
Bhai, ₹1.4 Cr for a 2BHK in an ongoing project sounds a bit steep, especially if it's just 'good on paper'. I've seen many projects where the club house and pool look amazing in brochures, but then maintenance charges hit you hard, and half the time they're not even clean or accessible. Always check the builder's track record for amenity upkeep. Have you looked at any completed projects nearby?
