S R Sukhavas amenities: brochure-ware or actual value?
My lease ends in 6 months and I'm seriously looking at S R Sukhavas Residences for a 3BHK. Currently in a 2BHK in Sector 56, so it's a big jump, and I already have a home loan. Everyone glorifies the amenities here – clubhouses, pools, gym. But honestly, kitne log actually use karte hain regularly? Is it just for show, to justify the premium? I feel like good layouts and actual community vibe are more important than an Olympic-sized pool no one swims in. Real residents, do you *actually* use these daily? What are the maintenance charges for them? Change my mind.

I understand both sides. While some amenities are good, like a basic gym or a small park, the focus should be on the core product. Good layout, proper ventilation, and a genuine community feel are priceless
Dekho, amenities are not just for show. Some people actually use them. Having a gym or pool within the complex saves time and money on outside memberships. It adds to the lifestyle, especially for families. It's about perception of value too, when you resell.
Bhai, you hit the nail on the head! I live in a society in Sector 67 right now, and we have a huge clubhouse, Olympic-sized pool, even a mini-golf range. Guess what? Pool is used only in summer, clubhouse is mostly empty, and golf course is a joke. But maintenance bills? They keep increasing every year to cover these 'premium' amenities. I'd rather have a well-maintained common garden and a functional gym than all this show-off.
Well, for S R Sukhavas, I heard from a property agent that they are projecting around Rs. 4.5-5 per sqft initially, but given the small number of units (only 30 total!), it's bound to shoot up. Less units means higher burden per flat for common amenities. My cousin bought a flat near Badshahpur in a small society, and their maintenance went from 3.5 to 7 rupees in 3 years. These amenities are definitely a trap for smaller projects.
Yeah, maintenance is a huge concern. For S R Sukhavas, what are people hearing about the per sqft charges?
Sahi keh rahe ho. My current society has so many unused facilities, and we end up paying for them. It's like paying for a fancy car you never drive. What are the expected maintenance charges for S R Sukhavas? Anyone know?
S R Sukhavas ka RERA number kya hai aur possession date confirm hai kya? I'm also looking at new projects and delays are my biggest fear.
Exactly! And with the current market conditions in Gurugram, especially around Airport Road extension projects, delays are becoming a norm. Builders promise the moon, but ground reality is different. My friend booked in a similar project near Basai two years ago, and it's already pushed by a year. Long possession dates are a red flag for first-time buyers like us, especially with interest rates.
2028? That's almost 4 years away! Itni lambi wait list mein toh interest cost hi maar dega. Mera lease bhi next year end ho raha hai, so this is a no-go for me.
Haan bhai, RERA number HRERA-PKL-PKL-689-2025 hai. Possession date 2028-03-31 dikha raha hai, but project status 'null' hai abhi website pe. Thoda doubt ho raha hai.
Totally agree with you! Mera bhi yahi thought hai. Builders just add these fancy amenities for brochure pics but actual usage bahut kam hota hai. Plus, the maintenance charges for them are insane later on. I'm also a first-time buyer and super worried about hidden costs.
