S R Sukhavas: brochure vs reality check
Been looking for 8 months now and it's getting exhausting. Mohali mein S R Sukhavas Residences dekha tha. Brochure mein amenities kaafi high-fi lag rahi thi, but I work in real estate, so I know marketing ka game. Possession ke baad I'm hearing stories about promised amenities vs actual delivery. Woh fancy clubhouse, swimming pool, gym – kya woh sab sirf brochure tak hi limited hain ya actually use hote hain? Aur maintenance charges itne high hain, but security aur common area cleaning ka service quality kaafi suspect lag raha hai. Kya S R Sukhavas mein bhi yeh sab jhol hai? Any current residents can share their experience? Honestly not sure if the premium is worth it. Off the record, I'm just tired of the marketing spiel.

Total units 30 hain, toh maintenance charges high hona toh banta hai, but quality of service is key. Agar security aur cleaning mein compromise hai, toh premium value kaise justify hogi?
Yeh small projects mein maintenance ka issue aksar aata hai. Less units mean fewer people to share the cost, so charges high hote hain. But if the service is bad, fir toh double whammy hai. Better to check the builder's past projects' maintenance track record.
My friend booked a flat in a project near Baharampur Naya, same story. Brochure mein 2BHK 1200 sq ft dikhaya, lekin carpet area 650 sq ft bhi nahi nikla. Builders super built-up area ko itna inflate karte hain ki actual living space bahut kam ho jaati hai. S R Sukhavas mein bhi yeh carpet area ka kya scene hai? Anyone checked their RERA documents for the exact carpet area?
Carpet area ke liye aapko builder ke RERA filing documents check karne padenge. Wahan clear mention hota hai. Brochure pe blind trust mat karo, especially for a project like S R Sukhavas which has 30 total units only. Small projects often struggle with maintenance post-possession.
Exactly! Yeh super area ka game toh har builder khelta hai. Gurgaon mein toh ab market itni tight hai ki buyers ko aur bhi cautious rehna padta hai. Bahut projects mein toh amenities ke naam pe bas ek park bana dete hain. First-time buyers ke liye yeh sab samajhna bahut mushkil hai.

Sahi keh rahe ho. RERA toh bas ek formality ban gaya hai. Aur inka possession date 2028-03-31 hai, bahut door hai abhi. Tab tak pata nahi kitne aur 'jhol' honge.
Haan, S R Sukhavas ka RERA number hai HRERA-PKL-PKL-689-2025. But RERA number hone se kya hota hai, compliance toh fir bhi builder ki marzi par chalta hai.
