S R Sukhavas: Real carpet area aur hidden costs?

Researched S R Sukhavas Residences online, looks interesting for investment. I'm based in Dubai, can't do site visits. Is the carpet area ratio decent compared to super built-up? Builder ka final cost transparent hai ya bahut hidden charges hain like PLC, IFMS? Remote management will be tough, so clarity on total cost matters.

Bhai, S R Sukhavas Residences ka status 'null' dikha raha hai RERA pe, aur possession 2028 March hai. Itna lamba wait time, upar se 'null' status? Hidden charges ka darr toh lagta hi hai. Builders aise hi karte hain, pehle price kam dikhate hain, phir possession tak pata nahi kya kya add kar dete hain. Dubai se manage karna aur bhi mushkil hoga.
