S R Sukhavas Residences security isn't foolproof
S R Sukhavas Residences is on my shortlist for a 3BHK, but I'm really concerned about security. The brochure shows all these CCTVs and visitor management systems. For families with kids, that's crucial. My wife's priority is a safe environment for our children. Does the security actually work well in practice? Are the guards diligent, or is it more for show? Is it safe for kids to play in common areas without constant supervision? I need real-world opinions on this.

Also, I noticed they only have 30 total units. Does that make security better or worse? Fewer people to manage, but maybe less budget for a dedicated security team?
30 units is tiny! It's almost like a large villa society. Security needs would be different. Maybe just a couple of guards and good CCTV should be enough if the boundary is secure.

But usually, fewer units mean less corpus fund for maintenance and security over the long term. So, the builder might provide basic security, but for advanced systems, the residents will have to bear the cost later.
U1, you're hitting on a very real issue. I had a terrible experience with a project near Airport Road, Gurgaon side. They promised gated community security, but it was just one guard for two towers, and he was usually sleeping. My neighbour's bike got stolen from the basement. And the possession date for S R Sukhavas Residences is 2028-03-31, which is quite far off. A lot can change in 4 years. How can we trust their promises now?
2028-03-31 possession date? That's really far! It means you're basically buying on paper. Security ke promises toh tab tak hawa mein honge. Big risk.

Security is always the first thing builders cut corners on. Sad truth. Kids ki safety toh sabse badi concern hai.

Kahin false toh nahi? Because a lot of these smaller builders sometimes play games with RERA details.

RERA number toh theek hai, but RERA doesn't guarantee everything. Builder ka track record bhi dekhna padta hai. Mere ek cousin ne Baharampur Naya mein ek project liya tha, RERA registered tha, but builder ne possession date 2 saal extend kar di. So, RERA is a starting point, not the end-all.

U1, your concerns are very valid. I've seen this pattern too. Builders promise a lot, but maintaining high-level security is expensive. Given the current market conditions in Gurugram, where many projects are struggling with sales velocity, builders often try to optimize operational costs. So, the diligence of guards and actual functioning of systems can degrade over time. For kids playing alone, it's a huge risk if the security isn't top-notch. Better to check reviews of their previous projects if any, specifically on security.
Totally agree with U6! It's always about cost-cutting after possession. Kids ki safety pe compromise nahi karna chahiye, especially in these new projects. It's a big worry for first-time buyers like us.
Bhai, security ke mamle mein brochure pe kabhi bharosa mat karna. Mere ek friend ne Gurugram mein ek project mein liya tha, naam nahi lunga, but same promise thi. Initially sab theek tha, but 6 mahine baad guards kam ho gaye, aur CCTV bhi bas showpiece ban gaye. Kids ke liye toh bilkul safe nahi tha. Builders budget cut karte hain baad mein.
