Since January I've been shortlisting flats in this city, and it's exhausting. I work in real estate, but buying for myself is a whole different ball game, yaar. I'm looking at S S Park View in Whitefield, it's a completed project, around ₹1.30 Cr for a 2BHK. I know what builders don't tell you, so I need real opinions on its investment potential. What's the actual rental yield you guys are seeing there? Brochure figures are always way off. Also, capital appreciation since it got OC? Has the price moved much, ya bas stuck hai? And the investor vs. end-user ratio, how's that? Don't want to get stuck in a ghost society with poor resale liquidity. Any ground reality checks on the exit strategy for 5-7 years?

Yaar, S S Park View? I checked that out too. ₹1.30 Cr for a 2BHK in Whitefield sounds okay, but the rental yield they show on paper is always a fantasy. With only 8 units, I'm worried about maintenance charges getting super high, aur phir rental income se kya bachega? Plus, 8 units, that's practically a bungalow, not a society. How will the amenities even work out?
