₹70 lakh for a 2BHK in Sadarpur? I work in RE, but honestly, yeh prices kuch zyada nahi lagte? Everyone hypes metro connectivity, par monsoon waterlogging ka kya? Is it worth it for end-use? Change my mind.

The market is definitely over-inflated in certain pockets of Ghaziabad, Sadarpur being one of them because of the metro. For end-use, it's about balancing your budget with amenities and future appreciation. If you're stretching your budget for 70L in Sadarpur, you might find better value slightly further away or in older, established societies with better infrastructure. Don't get swayed by just one factor. Pura area research karo, not just the project.
Is this 70 lakh for a ready-to-move or under-construction project? Because if it's under-construction, then the risk is even higher. What's the per sqft rate they're quoting? And is it a reputable builder or a new one trying to cash in on the metro hype?
Affordable? I don't know, boss. I visited 'Green Towers' (not their real name, but you get it) near the metro station. They quoted 68 lakh for a 950 sqft 2BHK, RERA ID UPXXXXXXX. But the possession date has already shifted twice in their brochure. My friend booked in Achchheja three years ago, and he got possession almost 3 years late! Builders ka bharosa nahi hai, aur yeh prices toh bahut high hain for delayed projects.
U8, Green Towers is by 'Dream Homes Developers'. Heard similar things about their delays. Check their RERA status thoroughly.
U8, be careful. Jaise aapne bataya, builders ke promises pe mat jaana. My chacha booked a flat in Afzalpur, they showed one price but then added so many hidden charges like IFMS, club membership, parking, maintenance advance, registry... it ended up being almost 10 lakh over the initial quote! Always get an all-inclusive price in writing. Ghaziabad mein yeh sab bahut chalta hai, especially with smaller builders.
Green Towers? Are you talking about the one near Sector 16? Which builder is this? I'm also looking for something in that range, but delays scare me. Can you share more details?
Dekho, Sadarpur has potential. Metro is a big deal for daily commuters. Plus, compared to some parts of Indirapuram or Vaishali, it's still relatively affordable. Location-wise, connectivity to Delhi is getting better. Maybe it's a long-term play?
Sadarpur mein 70 lakh for a 2BHK? Seriously? Bhai, I've been tracking prices for months, and this just feels off. Metro connectivity is great and all, but last monsoon Sadarpur ki roads swimming pool bani hui thi. Kya fayda itne paise deke agar har baar ghar mein paani ghus jaye? End-use ke liye worth it hai kya ye price point?
Haan bilkul, waterlogging ka issue bahut real hai. Builders conveniently 'forget' to mention it. It's a major concern for end-users like us.
Exactly what I'm thinking! I went to see a project there last year, and they quoted something similar. The sales guy kept hyping the metro, but I saw the waterlogging firsthand. My cousin lives in Ahinsa Khand and even there, they had issues last year. Sadarpur toh usse bhi low-lying area hai. Bahut risky deal lag rahi hai.
