Sadashivanagar: Is the luxury premium justified?

Did a site visit to a couple of projects near Palace Road last weekend. Prices in Sadashivanagar are wild, yaar. I know the market, but these luxury segments... lagta hai they're asking for a premium just for the pin code. I'm eyeing a 3BHK, budget around ₹2.5 Cr. I work in real estate, but buying for myself is different. My main goal is long-term end-use, not just a quick flip. What's the *real* appreciation forecast here in 3-5 years? And the resale market? Is it easy to exit if needed, ya illiquid ho jaata hai?
