Okay I'll be honest — selling our big Vasant Kunj house after the kids moved out is more emotional than I thought, but we need something manageable. We're looking at a 3BHK flat in Safdarjung Enclave, something around ₹2.5 Cr maybe. The area feels established, which is good, but I'm worried about older buildings and their maintenance. Log kehte hain RWA yahan kaafi strong hai, but what about actual charges? Are they justified? Also, for us, proximity to good hospitals like AIIMS ya Safdarjung Hospital is critical. How reliable are they for quick access? And generally, living here, is it peaceful ya bahut shor-sharaba rehta hai? Just want a calm, accessible place, you know.

My uncle bought a flat in a relatively older block near Green Park Extension, which is very close to Safdarjung Enclave, and faced a similar issue. The RWA there suddenly levied a huge charge for lift replacement and façade renovation. It was almost ₹5 lakhs per flat! They call it a 'corpus fund contribution'. Builder floors usually avoid this RWA hassle to some extent, but then you're on your own for common area maintenance. It’s a tough call.
Property appreciation in Safdarjung Enclave has been steady, not explosive, which is good for stability. But maintenance charges can be tricky. Some RWAs have a transparent system, others just pull numbers out of a hat. Always ask for the last 1-2 years' RWA meeting minutes and financial statements before buying.
Safdarjung Enclave is a great choice for accessibility, especially if AIIMS and Safdarjung Hospital are priorities. My aunt lives in Anand Niketan, and even from there, Safdarjung Enclave is super quick to reach these hospitals. Traffic is manageable early mornings. But haan, evening rush mein thoda shor-sharaba ho sakta hai near the main roads. Overall, a peaceful locality compared to many other parts of Delhi.
On RWA, my friend in a DDA flat in Safdarjung Enclave pays around ₹3500-4000/month for basic maintenance, which is decent. But the RWA is *very* active. They are good for security and cleanliness, but sometimes they get into very petty issues, like parking rules for visitors or timings for construction work inside flats. It's a trade-off. They do ensure civic sense but can be a bit overbearing sometimes.

Totally agree with this point. 2.5 Cr is a stretch for a well-maintained 3BHK in a good block. Plus, for older buildings, RWA charges might seem low initially, but then suddenly they'll ask for huge corpus funds for major repairs. Happened with my friend in Alaknanda for a lift upgrade.
Sahi keh rahe ho. Builder floors are usually in that range, but independent flats for 2.5 Cr might be difficult to find without major compromises. You'd be lucky to get a decent 2BHK at that price point.
