Saha Amadeus: My carpet area shocker after possession
After a site visit to Saha Amadeus last year, I finally got possession in March. Honestly, carpet area aur super area ka difference kaafi laga. Usable space kam hai. Maintenance charges bhi high hain. Koi batao, is this common for Greater Noida or am I missing something?

Maintenance charges are a huge hidden cost. Everyone focuses on EMI but forgets this. What are you paying per sqft for maintenance, if you don't mind sharing? My budget is tight, so every rupee counts.
Some societies even add a 'sinking fund' or other charges later. It's a never-ending story. Always get a detailed breakdown of maintenance charges in writing before finalising anything. Don't just trust verbal assurances.
Yes, please share! I'm seeing maintenance charges anywhere from ₹3 to ₹5 per sqft in new projects. For a 1500 sqft super area flat, that's already ₹4500-₹7500 a month, which is a lot for first-time buyers.
It's unfortunately common, especially if you booked before RERA became fully effective everywhere. The official possession date for Saha Amadeus was 2021-06-30. Did you get possession on time or was there a delay? Often, delays also mean quality suffers.
Oh god, I'm looking at properties in Greater Noida West and this is my biggest fear. Saha Amadeus was on my list too, but the price range of ₹2.4 Cr – ₹3.7 Cr for this kind of issue is just unacceptable. What about the quality of construction?
Yeah, at this price point, you expect perfection. I’m also a first-time buyer and this makes me so nervous. Is it just Saha Amadeus or are most builders like this in Greater Noida? I'm worried about projects like the one in Alpha II.
Quality can be hit or miss. My cousin bought in a different project, got possession in 2022, and has constant leakage issues. For Saha Amadeus, I heard some complaints about fittings and finishes. Builders often cut corners when they know buyers are already committed.
Bhai, same exact issue with my flat in Alpha I Greater Noida. Builders show one thing, give another. Carpet area always seems less than what you calculate. What was the difference percentage wise for you?
Haan, this is a very common problem. RERA ne rules banaye hain but enforcement kaafi weak hai. What was your super area and what did the carpet area turn out to be? Knowing the actual numbers helps.
Exactly! They bait you with super area but the actual living space is so cramped. My friend faced this in a project near Alistonia Estate also. It's a common trick, not just Saha Amadeus.
