Toh matlab, no clear answer? Still confused if it's a good investment or not. First-time buyer ke liye toh aur mushkil ho gaya.
Outlook depends on infrastructure development and corporate migration. If connectivity improves further towards Greater Noida and more companies set up base, maybe. But builder ka track record bhi matter karta hai, aur Saha ka reputation mixed hai.
Noida mein high-end market thoda slow hai abhi. Investors are looking for quick returns, but this segment is more for end-users. 2.4 Cr to 3.7 Cr range mein thoda wait and watch karna chahiye agar investment ka plan hai.
Maybe not all of Noida. Alpha II mein prices still hold up because of commercial activity nearby. But for Amadeus, which is more residential, it's tricky to get good returns.
Totally agree! Plus property tax bhi badh gaya hai. Investor ke liye toh headache hai.
Mai toh kehta hoon brochure claims pe mat jao. Maine khud ek project mein invest kiya tha Alpha I Greater Noida mein, unhone bhi 10-12% annual appreciation dikhayi thi. Real mein 5-6% bhi mushkil se mili. Saha Amadeus ka price point dekh ke lagta nahi ki itna liquid market hoga iska resale ke liye, especially with 310 units.
Alpha I mein rental yield 2-3% se zyada nahi hai, especially for these high-end flats. Maintenance charges itne hain ki profit margin bahut kam ho jaata hai. Saha Amadeus mein bhi similar situation hogi, unless you find a very specific tenant for that 2.4 Cr+ segment.

Haan, U4 sahi keh raha hai. Possession toh hai. Meri friend ne Alistonia Estate mein liya tha, wahan bhi initial appreciation dikhi but baad mein flat ho gaya. Saha Amadeus ka bhi yahi haal lag raha hai.
Possession toh 2021 mein hi mil gaya tha, bhai, June 30th exactly. RERA number UPRERAPRJ9195 hai. But appreciation ka pata nahi, mera friend bhi soch raha tha bechne ka.
2.5 Cr toh sach mein bahut zyada lag raha hai. Is price mein toh aur options mil jayenge, especially for a completed project.
