Visited Saha Opulence in Noida Extension last weekend. I'm in real estate myself, but buying for my own portfolio feels different. The project's ongoing, price starts ₹1.09 Cr. What's the capital appreciation been like since launch? Also, how's the builder's delivery track record truly? I know what they don't tell you. Purely from an investor perspective, what's the *actual* rental yield people are seeing here? And the resale market liquidity? Don't want capital stuck. Off the record, is this a good long-term bet for ROI? Should I consider it?

₹95 lakh for a 3BHK at Saha Opulence. My biggest worry is construction quality after a year, and if kids' play areas actually get built as promised. Are they usable, or just on paper?
