posted on 9 MaySai Builders in Mayur Vihar: Kitna negotiation possible?
Mayur Vihar Phase 3 keeps coming up. Fed up of renting, landlord raised rent again. Sai Builders quoted ₹1.8Cr for a 2BHK. Is negotiation real in Delhi? Kitna discount expect karein, all-in cost mein?

It's a tough market for first-time buyers. The landlord raising rent is a common pain point. For Sai Builders, definitely check their RERA compliance for *this specific project*. Don't just rely on general reputation. Ask for the RERA registration number and cross-verify project details, completion dates, and any past complaints. Negotiation is possible, but focus more on getting a clear, all-inclusive price with no surprises. Also, get the legal opinion on the property documents and land title. It might cost a few thousands but saves crores later. Good luck, hope you find a great deal!
Be very careful with Sai Builders. My cousin booked a flat with them near Noida Extension a few years back. The quality of construction was subpar, and they kept changing the floor plans and even the amenities promised in the brochure. Possession bhi 3 saal late mila, aur uske baad bhi finishing work was incomplete. 1.8 Cr is a lot of money to take that kind of risk. Do your homework on their past projects.
Mayur Vihar Phase 3 is definitely a good location for connectivity, but 1.8 Cr for a 2BHK seems like they're banking on the metro and DND flyway proximity. Current market conditions in Delhi are a bit stagnant for such high prices, unless it's a super premium project. Have you looked at options in areas like Alaknanda or even some parts of Anand Niketan? Sometimes you can find older, well-maintained societies there that offer better value per square foot, though they might be a bit further out. New construction often comes with a premium.
Has anyone actually managed to get a decent discount from Sai Builders recently? Like, actual figures, not just 'possible hai'?
Haan, Alaknanda ka market thoda different hai. But Mayur Vihar ki connectivity is a huge plus, especially if you work in Noida or Central Delhi. Long-term appreciation ke liye Mayur Vihar is solid. Maybe not the best deal for 1.8 Cr but it depends on the exact size and amenities. It's a trade-off between new construction vs. established areas.
Alaknanda ya Anand Niketan mein 1.8 Cr mein kya milega? Wahan toh 3BHK bhi 2.5 Cr+ hote hain aajkal. 2BHK ke liye bhi itna budget toh rakhna padega, right? Ya phir you're talking about very old properties?
Negotiation toh har jagah possible hai, especially in Delhi real estate. Kabhi bhi first quote pe settle mat karo. Builders always keep a margin. Push hard!
Totally agree with your point about hidden charges. Mere saath Anand Vihar mein hua tha. Builder ne pehle bola tha sab included hai, baad mein pata chala ki power backup, maintenance deposit, aur GST toh alag se lagenge. End mein 10% extra dena pada. Isliye, OP, make sure you get a detailed list of *every single charge* that will be levied, including future maintenance for the first few years. Don't trust verbal commitments.
Agree with you. Ideally, you should be able to negotiate at least 5-7% on the base price, sometimes even more if they are desperate for sales or it's an inventory unit. But for an all-in cost, it's tricky. They usually absorb some minor charges but don't expect a huge chunk off the stamp duty or registration. Focus on the per sq ft rate and make sure they commit to the final amount in writing.
1.8 Cr for a 2BHK in Mayur Vihar Phase 3? That sounds quite steep, even for today's market. Negotiation toh zaroori hai, bhai. But kitna milega, wohi toh asli sawaal hai! I'm also looking in that area and the prices are just insane.
Exactly! Builder ka reputation kaisa hai Sai Builders ka? Aur yeh 1.8 Cr ka 2BHK kitne sq ft ka hai? Carpet area ya super built-up?
Sahi keh rahe ho. Sai Builders ka track record bhi utna clean nahi hai, especially on possession dates. Mere ek friend ne unke Greater Noida project mein book kiya tha, 2 saal delay ho gaya. Aur jo 1.8 Cr quote kar rahe hain, usmein hidden charges bahut hote hain. Parking, club membership, PLC (Preferential Location Charges) – yeh sab alag se lagate hain. RERA website pe inke previous projects check karo, you'll get an idea of their typical delays and revised costs. Always ask for the all-inclusive cost break-up in writing. Bahut zaroori hai, warna baad mein rona padta hai.
