Better to look at projects in areas like Ajayabpur, jahan thode naye projects hain aur builder ka track record better hai for post-possession service. Sai Upvan is completed, so builder ka interest bhi kam ho jata hai after a point.
Meri ek relative ne Sai Upvan mein liya tha 2016 mein. Unhone bataya ki initially toh sab theek tha, but 3-4 saal baad bathroom fittings aur kitchen mein seepage ki minor complaints aayi. Builder ne after-sales service mein thoda time lagaya. High maintenance charges ke baad bhi response slow tha. Resale ka idea nahi, but unko rent pe dene mein thoda time laga tha.
Investor ke liye resale value bahut crucial hai. Agar building ki reputation kharab ho gayi quality ki wajah se, toh next buyer ko convince karna mushkil hoga. Plus, agar tenant attraction kam hai, toh rental income bhi affect hogi, jo investor ka main aim hota hai. Noida mein waise bhi competition badh raha hai.

Dekho, Sai Upvan completed project hai aur possession 2015 mein ho chuka hai. UPRERAPRJ6327 iska RERA number hai. Total 1200 units hain. Itne bade project mein kuch issues aana normal hai, but widespread problems hain toh dikkat hai. Aap site visit karo aur residents se directly baat karo, tabhi real picture pata chalegi. Brochure pe mat jao.
Bhai, Sai Upvan ka main bhi soch raha tha. Suna hai units ka layout acha hai but quality ka sunkar thoda dar lagta hai. Price range ₹10 L – ₹26 L hai, toh ismein itni problems kyun aani chahiye?
