Did a site visit to Sainath Kundan Altura Building B last week. I work in real estate, but buying for myself, I'm seeing the super area vs carpet area games. The quoted 75L, but the carpet area felt small. Also, are the promised amenities actually useful, or just for show? Want honest opinions on livability.

75L for a first home in that area? Mujhe toh bahut zyada lag raha hai. My budget is around 60L max. Is this even feasible in Pune anymore for a decent 2BHK?
OP ne amenities ka point bhi sahi uthaya hai. Sainath Kundan Altura B ke brochures mein gym, clubhouse, kids play area sab dikha rahe hain. But are these amenities actually maintained well after possession? Aur kitne charges lagte hain inke liye? My biggest fear is paying for amenities that are just for show.
Totally agree with U8! Most amenities become useless after a year or two. Builder bas sales ke liye use karta hai, baad mein koi dhyaan nahi deta.

Totally agree with the OP! Sainath Kundan Altura B ka site visit kiya tha last month, 75L mein carpet area seriously chhota laga. Is it just me or builders are just reducing carpet areas to show lower per sqft rates? Feels like a trick to lure first-time buyers.

No, you're absolutely not alone. This is a common tactic now, especially in projects around Pune. I almost booked a flat in Ambegaon last year and faced the exact same issue. The super area looked good on paper, but the actual usable carpet area was a shocker. Always check the RERA carpet area mentioned for Sainath Kundan Altura B, RERA number P52100027123 should have it clear. Don't fall for super area numbers, they include common spaces, walls, etc., which don't add to your livable space.
