Just moved into Saini Bhawan last month, aur honestly, promised amenities vs reality ka shock hai. Everyone glorifies those huge clubhouses and sports facilities during booking, right? But seriously, kitne log actually use karte hain daily? Mera toh experience hai, it's mostly empty, just a showpiece. Phir bhi maintenance charges mein iska burden aata hai. Yeh sirf mere society mein hai ya har jagah ka same scene hai? Is it really value for money? Change my mind.

My advice: check if there's a smaller, well-maintained amenity block instead of a sprawling, empty clubhouse.
Saini Bhawan ka price range ₹50 L – ₹8.0 Cr hai. For ₹8 Cr, you'd expect a world-class clubhouse, but for ₹50 L, that cost is a significant chunk. It's about proportion. Are these clubhouses actually pushing up prices unnecessarily for budget-conscious buyers?
So, is there any scope to negotiate the price down if we don't care for the clubhouse? Like a custom package?
Totally agree U4! ₹50 L mein toh ek decent 2BHK mil jaye, usme clubhouse ka extra burden kyu? I saw similar projects near Manimajra, and they offered much better value without these huge, underutilized amenities.

But the key is the management. Saini Bhawan mein management kaisa hai? Are they promoting activities, ya bas bana ke chhod diya?
Sahi baat hai management ki. Meri society mein bhi initially dead tha, but then residents formed a committee aur khud se activities organize karne lage. That really picked up usage. Saini Bhawan mein bhi try karo if it's possible. Warna it's just a white elephant. My mistake was not checking the resident engagement before buying in Rasulpur.

Actually, I disagree. Humne toh club house dekh ke hi book kiya tha. Weekends pe kids pool use karte hain, aur party hall bhi kaam aata hai kabhi-kabhi. Depends on how you look at it. Value for money toh hai agar use karo toh.
