Saini Bhawan investment: Resale market ka kya scene hai?

Okay, I'll be honest — I thought investing in property would be straightforward but ab samajh nahi aa raha. My parents keep saying Chandigarh is safe for real estate. I'm eyeing Saini Bhawan, maybe a 2BHK around ₹70L. My biggest concern is the resale market liquidity. Will it be easy to find buyers in 5-7 years if I need to exit? And what's the actual rental yield people are getting there? Matlab, is the capital appreciation solid enough to make up for potentially lower rents? Any experience with its secondary market? Honestly not sure if it's the right long-term play.
