Saini Bhawan investment: ROI ya phir stuck ho jaunga?

Saini Bhawan mein ₹75 lakh for a 2BHK. What's its real investment potential? My experience says initial pricing doesn't always mean good ROI. Has anyone tracked its capital appreciation since launch? Price movement solid hai ya stagnant? Rental yield reality kya hai yahan? What can one expect monthly for a 2BHK/3BHK? Is rental market strong for good ROI, ya sirf capital appreciation? Great appreciation projects sometimes lack rental demand. Not sure about this one. Resale market ka kya haal hai? Kitni liquid hai property? Ya properties lambe time tak list pe rehti? Liquidity is key for my exit. Should I risk it, ya bechna mushkil hoga?
