I work in real estate, but buying for myself is different. I'm looking at Saini Bhawan for investment. Is Saini Bhawan's investor-to-end-user ratio actually healthy for long-term appreciation? Kafi places pe ghost societies ban jaati hain, aur phir rental yield ya resale mein problem aati hai. What's the scene wahan pe? Anyone actually getting good rental income from their flats there? I'm talking actual numbers, not brochure figures. Also, secondary market kitna liquid hai? Agar 5-7 saal mein exit karna ho, will it be easy to find a buyer without a heavy discount? I know builders don't tell you the full story. Koi real experiences share karo please. Hope this helps someone else too.
