Did a site visit to Saini Bhawan on Saturday and honestly wasn't expecting this. First property le raha hoon, thoda nervous hoon legal stuff ko leke. Builder-buyer agreement mein kya-kya clauses dekhne chahiye jo sirf builder ko favour karte hain? Parents bhi bol rahe hain ki builder ka track record check karo, RERA registration kaise verify karte hain sahi se? Matlab, sirf website pe number dekhna enough hai ya aur kuch red flags bhi hote hain? Aur agar builder ne delay kiya, jaise construction mein, toh RERA mein actual mein kya options hote hain humare paas? Kya woh effective hai ya bas paper pe hi hai? Chandigarh mein aisa experience kisi ka hua hai kya?

Saini Bhawan? Yaar, is builder ka toh naam bhi nahi suna. Pehli baar le rahe ho toh bahut dhyan se. Jis builder ka koi track record na ho, usse toh door hi rehna chahiye. RERA registration number website pe dikhata hai, but uska status bhi check karna important hai, active hai ya nahi.
