Visited Saini Bhawan last week, fed up of renting yaar. EMI vs rent math ab samajh aa raha hai. But, elevator quality ko leke thoda doubt hai. Kya kisi ko experience hai wahan ka? Maintenance response time kaisa rehta hai? Choti moti repairs ke liye kitna wait karna padta hai? Real home feel aata hai kya?

It's a tough market right now in Chandigarh, prices have been appreciating but so have interest rates. Saini Bhawan is in a decent location, but as people are saying, maintenance can be a nightmare. I've heard similar stories about projects near Manimajra too. It's not just about the initial cost, but the recurring headaches. Weigh the pros and cons carefully before taking such a big leap.
EMI vs rent ka calculation toh sabko samajh aata hai, but quality issues sunke darr lagta hai. Price range kya hai wahan abhi? Koi idea?
Mera personal experience Saini Bhawan ke saath theek nahi raha. My cousin booked a flat there, and the possession got delayed by almost a year. Jab finally mila, toh common areas mein finish quality was below average. Lifts bhi purani lag rahi thi, aur ek baar toh main 10 min ke liye stuck bhi ho gaya tha. After sales service toh zero hai, they just don't care once you've paid up. Definitely check the builder's past projects if you can.
U3, you're spot on. This is why due diligence is key. Given the ₹50 L – ₹8.0 Cr price range, ek buyer expects premium quality, not just in the flat but in common facilities too. Don't fall for glossy brochures. Always check reviews, RERA status (if applicable), and visit multiple times, ideally during non-working hours to see maintenance issues. The builder reputation matters a lot here.
Exactly! Similar issue I faced with a project in Mullanpur Garibdass. Builders promise the moon, but deliver dust. Lift quality is crucial, especially if you're on a higher floor. It's not just an amenity, it's a safety feature.
Oh no, that's scary! Aur details batao na, what about the society management?
Sahi keh rahe ho. Builders often cut corners on things like lifts and generators. Saini Bhawan ka price range bhi ₹50 L se ₹8 Cr tak jaa raha hai, itne mein toh basic amenities top-notch honi chahiye. I'm also a first-time buyer, aur ye small details are making me so nervous.

Haan, U6 sahi keh raha hai. Maintenance response time bhi average hai, chote repairs ke liye 2-3 din lag jaate hain. Home feel toh aata hai, society achi hai, but yeh lift wala problem annoying hai.
Bhai, Saini Bhawan mein lifts ka issue hai. Mera friend rehta hai wahan, usne bataya ki Aksar ek lift toh out of order rehti hai, especially peak hours mein. Builders ne bolke toh high-speed lifts lagaye the, but service bahut slow hai. Sometimes you have to wait 5-7 minutes which is frustrating.
