Saini Bhawan mein shift ho gaye, par abhi bhi kuch doubts hain
Just moved into Saini Bhawan last month, possession was in March. Honestly, brochure mein jo amenities dikhi thi, unmein se kitni actually useful hain daily life mein? Swimming pool ka paani theek nahi lagta, aur gym equipment bhi kuch missing hai. Kya ye sab improve hoga ya bas aise hi chalega? Society ka vibe kaisa hai? Abhi tak zyada neighbour se interaction nahi hua. Noise levels aur overall daily quality kaisi hai yahan?

Guys, I think it's important to differentiate between initial teething issues and long-term problems. Jab naya project hota hai, thoda time lagta hai sab settle hone mein. Maybe the society management committee needs to be more active. But yes, the builder needs to deliver what was promised. Current real estate market mein buyers ke paas leverage hai, you should use that to push for better services. Don't just settle. It's your hard-earned money. What about security and water supply, are those fine?
Noise levels ka toh main issue hai for us too. Meri daughter ke exams hain aur agar wahan bahut shor sharaba rehta hai toh problem ho jayegi. Aapko kya lagta hai, is it because of ongoing construction in other towers, or just general society noise? Aur kya aas paas koi commercial development hai jo raat ko disturb karta ho?
Haan, noise ka toh hai. Abhi bhi kuch towers mein finishing work chal raha hai toh construction noise aata hai din mein. Raat ko mostly quiet rehta hai unless koi party ho. But general society noise, kids playing, that's normal. As for commercial development, there are a few shops opening up nearby, but not anything too loud yet. Humne Manimajra mein bhi ek flat dekha tha, wahan toh traffic noise bahut tha.
Ye toh common complaint hai aajkal, especially in projects that promise a lot. I bought a flat in Manimajra two years back, and even there, some promised facilities like a dedicated play area took forever to complete. My advice is to form a strong RWA (Residents' Welfare Association) quickly. Builders often respond better to a collective voice. Also, check your agreement carefully for clauses about amenities.
I had heard Saini Bhawan was a bit rushed. Builder ka track record kaisa hai? Usually, jo projects itne wide price range (₹50 L – ₹8.0 Cr) offer karte hain, unmein quality consistency ka issue aata hai. Kya aapne builder ke previous projects check kiye the booking se pehle? I'm looking near Mullanpur Garibdass and trying to avoid such situations.
Builder ka naam sunkar hi darr lagta hai. My friend had issues with another project by the same group near New Chandigarh. Possession delay, then unfinished amenities. I think we need to be very careful with such wide price range projects, it often means they are trying to cater to too many segments without focusing on quality.

Oh no, this is disheartening to hear. I was considering Saini Bhawan for a 2BHK, the price range of 50L seemed good for a first home. But if amenities are an issue, it's a big red flag. Kya society management ispe kuch action nahi le rahi?
Sahi kaha bhai, exactly same experience. I was so excited for the swimming pool but it's barely usable. And the maintenance charges are quite high for what we are getting. Kya hum complain kar sakte hain iske baare mein?
