Saini Bhawan: My broker brain needs real rental numbers

Since January I've been shortlisting properties in Chandigarh, and Saini Bhawan keeps coming up. I work in real estate, but buying for myself is different; I need solid ROI. For ₹50L-₹8Cr, what's the actual rental yield people are seeing? Brochures claim a lot. Also, has anyone checked the RERA status closely? I know how critical that is. And comparing price per sqft, is it actually justified against other projects nearby, or is it just hype? Trying to make an informed decision here.
