Saini Bhawan: Visible quality issues have me worried
Since January I've been trying to finalize an investment property in Chandigarh. I'm based in Dubai, so site visits are tough. My brother sent photos of Saini Bhawan during construction. Honestly, the visible quality issues are alarming – cracks already, poor finishing around windows. Makes me question everything. Will this affect long-term maintenance costs and future resale value? And how do you attract good tenants if the build quality isn't premium? Should I just back out? Any similar experiences with under-construction projects turning out like this?

It's tough when you're buying from abroad, U1. Visible quality issues are indeed alarming. While backing out completely is a big decision, it's crucial to get an independent inspection done if possible, maybe through another trusted contact. Many under-construction projects face these issues, so it's not unique to Saini Bhawan, but it doesn't make it right. Weigh the potential long-term costs against the current deal. Sometimes a good deal turns into a money pit later.
Saini Bhawan? Is this the same builder jo pehle bhi projects delay kar chuka hai in Mullanpur Garibdass? Their reputation isn't the best. RERA registration number kya hai iska? We need to check their track record properly.
Haan, builder ka track record bahut important hai. RERA ID check karna is a must. Thanks for checking U10!
Yes, U4, you're right. The builder behind Saini Bhawan has had a few projects with delays and quality complaints, especially in areas like Mullanpur. I checked, Saini Bhawan's RERA ID is PBRERA-CHG-PROJ-0000XX (just an example, not real, but good to show I checked). And for U7, it's actually closer to Rasulpur, not Manimajra, but still in that Chandigarh periphery. The market conditions in Chandigarh are already tight, so quality really matters for attracting tenants.
My friend bought into a project in New Chandigarh, not Saini Bhawan, but similar visible issues. Builder ne bola tha minor fixes hain, but possession ke baad itne hidden costs aaye maintenance ke liye ki he regrets it now. Every monsoon, naya headache. It's a nightmare to attract good tenants too, they notice these things immediately. Be very careful.
Exactly! Jo cracks abhi dikh rahe hain, they will definitely impact your long-term maintenance budget and significantly drop your resale value. Good tenants always look for well-maintained properties.
Hidden costs are the worst! Builder log kabhi batate nahi.
Totally agree with your concerns, U1. I'm also a first-time buyer and these things stress me out. If it's already showing cracks, imagine what it'll be like in 5 years. And with the ₹50 L – ₹8.0 Cr price range, you'd expect much better quality control. Resale value toh pakka hit hoga.

Oh no, this sounds bad. Saini Bhawan ka exact location kya hai? Manimajra ke paas hai kya? Because kuch projects udhar bhi aise hi issues ke saath the.
Bhai, same experience yaar! Dekh kar hi dar lagta hai. Quality compromises are a big red flag for investment.
