Saini Bhawan's floor plans: Overrated for rental ROI?

Chandigarh Saini Bhawan, it's been on my radar for a while now. Renting se toh pak gaya hoon, yaar, finally investment ka soch raha hoon. Saini Bhawan ke floor plans dekhe hain, kaafi compact lag rahe hain. Investor perspective se, kya yeh layouts actually good hain for rental income? Matlab, tenants ko pasand aayenge? Not sure if these designs will give good rental yield long-term. Resale market mein bhi, will these floor plans hold value, ya outdated ho jayenge quick? Opinions needed, please!
