₹78 lakh was my investment in a Saini Bhawan 2BHK just 3 months back. I'm already seeing minor plaster cracks and a bit of seepage near the AC drain. Honestly, tension ho rahi hai about long-term maintenance costs and attracting good tenants. Builders promise so much about 'quality construction', but ground reality kuch aur hi lagti hai. Agar initial 3 months mein yeh haal hai, how will it be in 2-3 years? I'm thinking, should I spend extra now to fix these small things for better tenant appeal, or just let it be, thinking appreciation will cover it? Also, the promised clubhouse facilities, do they *actually* justify higher rent or are they just maintenance headaches for investors? What's your take on construction quality affecting ROI in Chandigarh?
