Since last year I've been looking at properties in Chandigarh, specifically Saini Bhawan, for investment. I'm based in Dubai, so can't do site inspections easily. I'm really concerned about how elevator quality and maintenance affect tenant attraction and long-term resale. Are the lifts reliable, or do they constantly break down? What's the response time for repairs? Is it a major headache for tenants, impacting rental yield? Wondering if a good elevator system actually justifies a premium.

Bhai, Saini Bhawan toh investment ke liye risky lag raha hai. Lifts toh chodo, yahan maintenance hi ek bada headache hai. Mere ek friend ne Mullanpur Garibdass mein liya tha, wahan bhi same problem. Builders promise karte hain sab, but delivery ke time sab bhool jaate hain. Plus, Chandigarh mein abhi market thodi slow hai, toh rental yield utna nahi milega jitna Dubai se expect kar rahe ho. Better to explore other projects in New Chandigarh.
