₹2.5 crore budget for a 3BHK in Saket, and I'm honestly tired of builders pushing 'pre-launch' deals. Everyone glorifies pre-launch discounts, but nobody talks about how builders just artificially inflate prices later. Matlab, Aakriti India ke project mein bhi yahi hua tha. My wife's priority is a safe neighbourhood for the kids, but I don't want to pay more for a 'discount'. Is waiting for ready-to-move better for real savings, ya pre-launch mein risk le lun? Change my mind.

Honestly, for a first-time buyer with a family, especially with kids, ready-to-move is generally safer. You see what you get, no possession delays, no hidden costs popping up. The 'discount' in pre-launch often gets eaten up by rent during construction, interest on home loan EMIs for a flat you're not living in, and then eventual price hikes. The only real advantage of pre-launch is if you're an investor with high risk appetite and deep pockets, speculating on prime locations. For end-use, RTM gives peace of mind. Just negotiate hard on the RTM price.
I'm in a similar boat, looking for a 3BHK in South Delhi, maybe around Ansal Villas or even Aram Bagh if budget permits. The RTM options are so expensive, but pre-launch feels like a gamble. Is the current market truly favoring RTM buyers, or are prices just inflated across the board because of demand?
Your point about Aakriti India is spot on. I had a terrible experience with their project in Ghaziabad, not Saket, but the modus operandi was similar. They promised amenities, price lock, and then hiked prices post-RERA registration, citing 'development costs'. My advice would be to look for projects that are already RERA registered and have most approvals in place, even if it's pre-launch. Ask for the RERA ID and check their past projects' possession history. Don't fall for flashy brochures.
But even with RERA, builders delay possession, right? What's the recourse then? Is there any way to know which builders are genuinely reliable?
This is crucial advice, especially checking RERA ID. I almost got swayed by a project in Anand Vihar that was showing 'pre-launch' but had zero approvals. Dodged a bullet there.
See, pre-launch isn't always a scam, but you need to be super careful. Sometimes you do get a good appreciation, especially if it's a reputed builder with a strong track record. But for a first-time buyer, the risk is definitely higher; it's a calculated gamble.
Totally agree with you! Pre-launch is just a marketing gimmick. I saw similar tactics in a project near Alaknanda. Builders make you feel like you're getting a deal, but then the final price is always higher.
Exactly! And then the quality is also compromised sometimes. Such a headache.
Haan bhai, same here. My cousin invested in a pre-launch in Anand Niketan, thinking he got a steal. Ended up paying almost the same as ready-to-move projects nearby, and possession is delayed by 2 years now. What's even the point?
