Salarpur Khadar 2BHK: Is the 80L tag real?
₹80 lakh for a 2BHK in Salarpur Khadar is what I'm seeing, but is that price justified? I'm looking at my first property, honestly not sure if this area has solid investment potential. My parents are pushing for something more central. Will Jewar Airport really drive up prices here in 3-5 years for rental or resale? What's the ground reality?

My parents also had similar concerns, like U1. They keep telling me to look for something in more established areas, even if it's a smaller 1BHK. They feel Salarpur Khadar is too risky for a first-time investment. Maybe it's better to wait for more clarity on Jewar's actual impact before committing such a big amount.
Jewar ka impact aayega, but kitna aur kab, that's the real question. Current market conditions Noida mein thode slow hain, especially for new projects. 80L is a big amount for an undeveloped area. What's the possession timeline they are promising?
And current rental yield toh is area mein negligible hai. If you're looking for immediate returns, this isn't the place. Even in Alpha I Greater Noida, rentals are okay-ish, not great.
U8, usually they are quoting 3-4 years for possession, but given the area, I'd add another year to that estimate. Realistically, 5 years.
I visited a couple of projects in Salarpur Khadar last year. Builders ka track record wahan mixed hai. One project near Ajayabpur got stuck for years. Make sure to check RERA status and builder's past deliveries thoroughly. Don't just go by fancy brochures, ground reality is very different.
Haan, U6 sahi keh raha hai. Ek builder ne toh pura project Alistonia Estate ke paas promise kiya tha, saal ho gaye, abhi tak possession nahi mila. Salarpur Khadar mein bhi unka ek project tha, same story. Be very careful.

Bhai, 80 lakh for Salarpur Khadar? Thoda zyada nahi lag raha? For that much, you can almost look at something a bit more established, like near Alpha II Greater Noida. Investment potential abhi toh zero hai wahan, sirf future ke promises pe chal raha hai sab.
Dekho, future growth toh Jewar Airport se pakka hai. Log bol rahe hain industrial hub banega. Rental demand toh badhegi hi. Abhi buy karoge toh maybe 5 saal mein achha return milega.
Totally agree with U2. Infrastructure bhi abhi utna developed nahi hai. Roads ka haal bhi kharab hai.
