Salarpur Khadar folks – rent or buy, what's the vibe?

Fed up of renting, landlord raised rent again! Finally taking the plunge in Noida. I'm looking at Salarpur Khadar because it seems relatively affordable. But confused between two options: a resale 2BHK flat near the metro for around ₹60 lakh, or a plot and building my own house, which might cost around ₹70-75 lakh total. EMI vs rent math is killing me! Heard the waterlogging situation is bad during monsoon. Also, the stray dog situation is a concern with kids. But plot mein you have more control. Resale flat is ready to move, less hassle. Which would you pick if you were in my position? What does the community think? Vote below!
