Yaar, I'm thinking of upgrading to a 3BHK near Salarpur Khadar. Currently in a 2BHK in Sector 75. What's the real deal with waterlogging during monsoon? Kisi ko pata hai? Is it really bad? Also, what about safety at night? Family ke saath rehna hai. Is the price jump worth it, considering these issues? Already have a home loan, so EMI bhi dekhni hai. Advice chahiye bhai!

Have you considered renting for a year or two in the area before buying? That way you can experience the reality firsthand.

Salarpur Khadar? Think long and hard before you jump. Noida Extension is a gamble!
Don't forget to check the builder's financial health too. Many are heavily indebted and might not be able to complete the project.
Also, check the distance to the nearest metro station. Connectivity is important for resale value.
True, metro connectivity is a big plus point. Future proofing your investment!
Waterlogging is a big issue in many parts of Noida Extension, not just Salarpur Khadar. Drainage system is pathetic.
Personally, I would avoid Salarpur Khadar. Too many risks involved. There are better options available in the same price range.

Depends on the project, but around 5k-6k per sqft I think. Negotiate hard!
Bhai, if safety is a big concern, maybe look at sectors closer to Pari Chowk? They are a bit more developed and safer.
Thanks for the advice everyone! I'm checking RERA now. Will also visit the site again during the rains to see the waterlogging situation myself.

Mera ek dost rehta hai wahan. He complains about the commute. Traffic bahut rehta hai during peak hours. Consider that too.
Sector 75 is way better connected. Salarpur Khadar is still developing. Infrastructure issues toh rahenge hi. Maybe wait for a few years?
I invested in a 3BHK there 2 years ago. Honestly, I regret it. Waterlogging is real, and the promised amenities are still incomplete. Builder ne chuna laga diya.

EMI ka bhi sochna padega bhai. Home loan already hai toh interest rates dekh lo. Rising rates are a killer!

Which project are you looking at, yaar? That makes a big difference. Some projects are better planned than others. And have you checked the RERA registration? That's the first thing you should do.
U3, good point! RERA number se builder ka track record pata chal jaata hai. Which builder, @U1? Name batao, tabhi toh pata chalega.
Haan yaar, builder ka naam important hai. Some builders are notorious for delays and poor construction quality.
Totally agree. RERA website pe jaake check karo, previous projects ka status bhi dikhega. Delayed projects se pata chal jaata hai ki kitna reliable hai builder.
