Habsiguda keeps coming up every time I shortlist something. I work in real estate, but buying for myself is different, man. I'm trying to figure out the *true* all-in cost for a 3BHK, say around ₹1.2 Cr. Beyond the base price, what are the hidden charges for Salarpuria Sattva projects that only pop up at possession? Things like unexpected PLC or even maintenance corpus stuff. Also, how much does the super area vs carpet area game usually add to the effective price? I'm trying to avoid surprises. Any tips on uncovering these early?

Yaar, Salarpuria Sattva projects are generally good, but you're right to be worried about hidden costs. My friend bought in their project near Attapur, and the final amount was almost 10-12% higher than what was initially quoted. The PLC and registration charges really add up. Try to get a detailed breakup *before* booking, not just the base price.
